Buy or build a villa in Lombok
The island everyone is starting to notice.
Thirty minutes by plane from Bali, and a world less crowded. Lombok still has space, forest, and long stretches of coast with almost nothing on them. What has changed is that people have started to notice.
Lombok is early, and that is the point.
The figures people quote about Lombok almost always describe one place: the Mandalika Special Economic Zone in the south. By the end of 2025, around 6 trillion rupiah had actually been invested there, roughly 354 million US dollars, with 27 businesses operating and 34 investor agreements signed. That total includes the state's own spending on roads, water and the circuit, which is worth knowing before someone quotes it at you as private capital.
What tells you more is how people arrive. Lombok's airport handled just under 2.5 million passengers in 2025, and the first half of 2026 ran 16.6 per cent above the same period the year before. Since June 2026 there has been a daily direct flight to Kuala Lumpur. Twenty-five cruise ships are scheduled into Lembar this year. MotoGP has raced at Mandalika every year since March 2022.
None of this makes Lombok a second Bali, and it is not meant to. It means the island is being connected on purpose, year after year, and that the quiet coastline in the south will not stay unknown. Buying early carries its own risks, thinner infrastructure, fewer builders you can rely on, land titles that need more careful work. That is exactly where we are useful.

Ownership in Lombok
Indonesian law applies here exactly as it does everywhere else in the country, and more than one route genuinely holds up. Which one is right depends on whether you intend to live in the place, rent it out, or build from scratch.
Hak Sewa is a long lease. You hold the use of the land for a fixed term, written down in full.
Hak Pakai is a registered right of use, open to foreigners with residency, and the natural fit for a home you live in yourself.
HGB through a PT PMA puts the right to build in the hands of an Indonesian company with foreign shareholders. This is the route for renting out or operating commercially.
Hak Milik, freehold, belongs to Indonesian citizens only. If someone offers to hold it for you under a local name, walk away. That arrangement has cost people everything.
Then one thing that sets Lombok apart from Bali. A far greater share of land here has never been formally registered, boundaries often go unsurveyed, and plots sit undivided between heirs. Verification here is not paperwork. It is the whole job. As of October 2026.
Zoning and permits
Zoning is set district by district, so Lombok Barat, Lombok Tengah and Lombok Utara each have their own plan, and what is permitted in one village may not be two along.
Mandalika adds a second layer in the south. Inside the zone, its own rules and its own administration apply, outside it the district plan does. That boundary can cut straight through a neighbourhood, so we check it plot by plot.
For renting, the national requirements match Bali: the correct KBLI classification for what you actually do, a Pondok Wisata licence where one applies, and a plot in a zone that allows tourism in the first place.
The areas
South, Kuta and Mandalika. Surf, twenty minutes to the airport, and most of what is being built. The busiest part of the island by some distance.
Selong Belanak and the bays west of it. Calmer, good for families, filling in fast.
Gerupuk and Ekas, southeast. Remote and unpolished, for people who want room to breathe.
West, Senggigi and Mangsit. Older, established tourism, and close to Mataram, which matters the day you need a hospital.
North, Sire and Tanjung. Shallow water, very quiet, the Gilis on your doorstep.
Inland, Tetebatu and around. Rice terraces, cooler air, Rinjani in the window.
Choosing between them is a question about your life, not your budget.
What your budget means here
We don't publish numbers. They go out of date quickly, and out of context they mislead more than they help. What we will tell you is what actually moves the price here: access, water supply, electricity, distance to the airport, the view, and how clean the title is.
Two plots that look identical from the road can be worth very different money, and the reason is almost always on that list. On a call we put real figures against what you have in mind, including the costs no listing ever mentions.
Renting out in Lombok
Lombok is still open. There are a fraction of the villas Bali has, and anything with real character gets noticed immediately. A house people remember is a house people come back to.
The season is shorter and visitor numbers are still climbing, so we model on realistic occupancy and real running costs rather than a best case. If a property will not rent the way you are hoping, you hear it from us before you commit, not after.
